  • Smallest job: a patch of about one square metre, from $700 before painting.
  • Not the cheapest, and says so. Regularly beaten on quote by someone who has not been up in the roof to look.
  • About half of all quotes are given over the phone with no site visit.
  • If a ceiling has come down, the first visit is not the repair. Debris cleared, opening tarped so the ceiling space is closed, usually the same day. The repair is booked after. Insurers call this first visit a make safe.
  • Single room, old ceiling down and new one up: one day. Two with painting. Most jobs finished inside a week.
  • How to tell a ceiling is failing: press up on it, and if there is any give at all it is coming away from the structure. Also look for lines showing through the surface and screw holes starting to appear.
  • A sagged ceiling is never forced back up flat. Plasterboard that has held a curve cracks and disintegrates when pushed, so it is held where it is or replaced.
  • On badly sagged ceilings the cornice can be the only thing still holding the ceiling up. Score the cornice and the lot can come down in one piece.
  • Water on plasterboard for even a couple of hours starts mould, and mould does not stay isolated. That is the line where a repair becomes a replacement.
  • Sometimes the fix is simply re-screwing the ceiling back up, which is cheaper than the replacement most people assume they need.
  • Insulation protects the ceiling, not just the power bill. An uninsulated Perth roof bakes and cools the gypsum every summer and it gets brittle, the same way steel does when it is flexed back and forth.
  • The job is filthy. The client clears the room beforehand, and new cornice leaves jointing mud along the wall line, so the walls need repainting too.
  • Trade order on a full job: electrician makes the lights and fans safe, then the ceiling work, then the painter.
