For a single-room repair with painting included, plan on one to two days. Patches are often a half-day job. Full replacements can stretch to three or four days depending on the size of the room and whether other trades need to come through. We'll always give you a clear timeline before the work starts so there are no surprises.

That depends on the cause and how far it's progressed. Sagging plasterglass ceilings can almost always be re-strapped from above, which holds up for decades and saves you a full replacement. Water damage that's gone mouldy through the cavity is a different story and usually means the affected sheets have to come out. We'll be straight about which option suits your situation, even when the cheaper one is the right answer.

Nine times out of ten in Perth homes from the 70s through to the early 2000s, it's the original adhesive failing where it bonds the plasterglass sheets to the jarrah joists above. Other less common causes include water leaks softening the board, structural movement from the home settling, or heavy old insulation sitting on top of failing sheets. The fix depends on the cause but rarely requires ripping the whole ceiling down.

We respond to ceiling collapses and partial drops within 24 hours. Once we're on-site, the priority is what insurance companies call a make-safe: clearing fallen debris, securing the area, and tarping the exposed cavity so nothing else comes down or gets through. The actual repair gets quoted and scheduled separately once the room is safe to be in again.

Pretty much everything Perth homes throw at us. The work area itself will be dusty no matter how careful we are, so we drop sheet the floors, seal off the work zone where possible, and clean up properly before leaving. That said, fine plaster dust does travel, so expect to wipe down nearby surfaces afterwards. If new cornices have gone in, the walls will likely need a touch-up paint as well. We tell you this upfront because pretending otherwise just creates problems later.

Almost never. Single-room jobs let you keep using the rest of the home as normal, with the work area sealed off behind drop sheets. The exception is full-house ceiling replacements where multiple rooms are open at once, in which case we'll talk through whether it makes sense to be elsewhere for a couple of days. For 95% of jobs it's not necessary.
