Sagging Ceiling Repair
Most ceilings that drop in Perth are plasterglass sheets from the 1970s to 2000s, glued to jarrah joists with an adhesive that has since let go. The repair happens from inside the roof cavity, where fibreglass rovings anchor the sheet back to the structure. It holds for decades, and the ceiling stays where it is rather than being forced flat. Where the board itself has gone, we say so instead of re-strapping something that will not hold.

Water Damaged Ceiling Repair
The stain is the symptom. Before anything gets repaired we find where the water actually came in, which is usually a roof leak, a burst or weeping pipe, an overflowing gutter or a leaking air conditioner. The cavity and the insulation above get checked, the ceiling dries out, and only then does the repair go in. Anywhere mould has gone through the board or across its back gets cut out rather than painted over.

Ceiling Replacement
When the plasterboard itself has failed, patching is fixing the wrong thing. We seal the room, strip the old sheets out, cart the waste away and put new board up, correcting battens and framing where the old ceiling was never sitting true. Cornice gets matched to the existing profile where a run has to come off. A single room is usually a day on site, two with the painting to follow.

Cornice Repair & Installation
Most cornice work is a repair on a damaged run rather than doing the whole house. The job is identifying the profile you already have and blending new work into it, whether that is a modern shadow line, a cove, square set, a stepped profile or ornate decorative plaster in an older Perth home. Ceiling roses and centre pieces are part of it. Where new cornice goes in, expect the walls to want repainting afterwards.

Gyprock Ceilings
Gyprock is what most Perth ceilings and walls are made of, and this covers all of it: new sheeting on a build or an extension, replacing damaged sheets, patching where a downlight or a fitting has come out, and fixing cracks and popped screw heads. The right board matters, so moisture-resistant sheet goes in wet areas and fire-rated where it is required. Everything is flushed, sanded and left paint-ready.

Emergency Ceiling Make-Safe
This runs in two stages, and the first one is not the repair. If a ceiling has come down or is about to, the priority is making the space safe: clearing what has fallen, containing the area and stopping it dropping further, same day. The proper repair is quoted and booked once the area is stable and someone has been able to see what is actually going on above. Property managers and insurers are dealt with directly.

Commercial Ceilings
Offices, retail tenancies, restaurants, strata common areas and small industrial spaces. The work is the same trade but the constraints are different, so it gets scheduled around trading hours where the job allows it, with the area sheeted off and cleaned as we go so the doors do not have to shut. Suspended grid, gyprock, partitions and full fitout ceilings, plus insurance work handled directly with the insurer.

Ceiling Renovations
Plenty of ceilings are structurally fine and just look dated. Smoothing over a textured or swirl finish, resheeting a tired plasterglass ceiling, updating old cornice to a modern profile, or adding a bulkhead or feature detail as part of a wider renovation. It is done room by room where that suits, and finished paint-ready so your painter or ours can take it from there.

Working Out Which Service You Need
The questions that come up most when someone is trying to work out what their ceiling actually needs.
Press up on the ceiling with a flat palm. Any give at all means the sheet has come away from the structure, which is a re-strap or a replacement rather than a patch.
Cracks that stay the same width for years are usually cosmetic and get patched. A visible dip or bow, screw heads showing through, or lines appearing across the surface all mean the sheet is losing its grip.
A brown stain is a different question again, because the ceiling is not the problem there. Something above it is leaking, and repairing the board without finding that is money spent twice.

It depends what the photos show. A patch or a crack we can usually price straight away. A ceiling that has dropped needs someone in the roof cavity, because what is happening above the sheet is the thing that decides the job.
Where a visit is needed we will say so up front rather than quoting blind and revising it later.

Past that the price follows the work rather than a price list. The one that catches people out is reframing: if the joists above are twisted or bowed, new sheets cannot go straight onto them, and none of that is visible from the room below until the old ceiling comes off.
We are not the cheapest and we do not pretend to be. We get beaten on quotes regularly, usually by someone who has not been up in the roof to see what is actually there.
