Ownership

Led by a Tradesman Who Has Only Ever Done Ceilings

Shannon has worked in ceilings since he was fifteen, and the business has stayed in that one trade ever since. More than twenty years of ceilings, and only ceilings.

The specialisation is deliberate. Ceiling work is overhead, awkward and dirty, which is precisely why it rewards a tradesman who does it every day rather than one who takes it on between other jobs.

Most of the work is in established Perth housing. Colonial and art deco homes with decorative cornice worth preserving, and rental properties where the ceiling has gone unattended for years. Commercial rooms, offices and restaurants sit alongside it.

The standard has not changed with the size of the business. Arrive when you said you would, describe the job accurately including the parts nobody enjoys hearing, and recommend the smaller repair when the smaller repair is the right one.

Capability

What We Take On, and What We Refer Out

Staying inside one trade only works if the boundaries of it are stated plainly. These are ours.

Carried out by us

  • Sagging and dropped ceilings, re-strapped from inside the roof cavity
  • Water damaged ceilings, once the source above has been identified
  • Full ceiling replacement, including reframing where the joists require it
  • Decorative cornice, matched to the existing profile in period homes
  • Commercial ceilings in offices, retail tenancies and strata common areas

Referred to the right trade

  • Painting, which is quoted separately by a painter we work with
  • Electrical work, carried out by the electrician who makes the ceiling safe first
  • Roof and gutter repairs, where a leak above the ceiling is the actual fault
  • Wall preparation beyond a wipe down, which is a painter's scope, not ours

We coordinate these trades so the sequence holds. They are quoted separately rather than absorbed into the ceiling price.

Standards

How Every Job Is Run

A

Assessment before pricing

The condition of the sheet, the state of the joists and the weight of the insulation decide the job, and none of it is visible from the room below. We establish what the ceiling needs before we put a number to it, and we say so when the smaller repair is the correct one.

B

Trades sequenced in order

The electrician makes the lights and fans safe, the ceiling work follows, the painter finishes. Our own crew or trades we have worked with for years, scheduled so no one is left waiting on anybody else.

C

Timelines we work to

A single room is a day, two with the painting, and most jobs are complete inside a week. Those are working figures rather than the ones that win a booking, and you are told early when a job will not meet them.

D

Scope set out in advance

Ceiling work is disruptive. Clearing the room, and repainting walls where new cornice has gone in, are set out before you book rather than raised once the job has started.

Working with us

From Enquiry to Completed Ceiling

  1. 01

    Enquiry

Send photographs of the ceiling and your suburb. Around half of our quotes are issued from photographs and a phone call, with no site visit required.

  2. 02

    Assessment

Where the ceiling has dropped, someone inspects the roof cavity first. We tell you which of a patch, a re-strap or a replacement applies, and why.

  3. 03

    Written quote

Scope and price are issued in writing, including the work that sits outside it. If the job changes once the ceiling is open, it stops and is re-quoted.

  4. 04

    Completion

The ceiling is finished to a paint-ready standard, waste is removed and the area swept. You will already know what remains for you or your painter to do.
